Portals and valuation tools give numbers: comps, €/m², price history. A Solar report turns data into a decision: which property to choose and why, the realistic deal price and negotiation margin, risks and deal-killers, taxes and the full cost of purchase, a recommendation in the client's language.
How fast is the report ready?
Listing Strategy Report — 24–48 hours, Buyer Decision Report — 2–3 days after the request is confirmed and paid. Land Potential Review and Search & Shortlist — timing agreed per scope.
Does Solar search for properties?
The standard Buyer Decision Report compares 3–5 properties provided by you or your agent. Independent market research and shortlist building is a separate format — Search & Shortlist: timing and price depend on the brief.
What language is the report in?
The client's language: Russian, English or Portuguese.
How much does a Solar report cost?
Buyer Decision Report — €300, Listing Strategy Report — €250, Land Potential Review — €500 (Concept) or €1 000 (Business Case), Search & Shortlist — per brief. Is the pilot report free?
Not free. The pilot is your first full report on a live case at a 50% discount: Buyer Decision €150, Listing Strategy €125 — the same analytical work stands behind it. After that, a 50% package discount applies when you order 5+ reports within 90 days (45 for agencies) from the delivery of the first report; each report is paid separately, no prepayment required.
Can the report carry the agency's brand?
Yes. By default the report is produced in the agent's template with an “Analytics by Solar” line. Full white-label without any mention of Solar is a +50% option.
How does payment work?
After the request is confirmed we send an invoice with a link to pay by card or MB Way. Land Potential Review and Search & Shortlist are quoted per case.
Is the report an official valuation or investment advice?
No. Solar reports are analytical decision-support materials. They are not a certified property valuation under Law 153/2015 (such valuations are performed by CMVM-registered peritos avaliadores and are required by banks, funds and insurers), they are not investment, legal or tax advice, and they do not replace a licensed real estate mediator (AMI). The final decision always rests with the client and their advisers.
